What happens after the seller says yes?

Congratulations.

Your offer has been accepted.

For many buyers, this feels like the finish line.

In reality, it’s the beginning of the final stage of the transaction.

Between an accepted offer and receiving the keys, there are still important steps that need to be completed.

Step One: Keep the Process Moving

Once the agreement is in place, everyone involved needs to stay on schedule.

Depending on the transaction, that can include:

  • Buyer
  • Seller
  • Real estate professionals
  • Lender
  • Appraiser
  • Inspector
  • Attorney
  • Title professionals
  • Insurance professionals
  • Other specialists

Communication becomes extremely important.

A delay with one part of the transaction can affect everything that follows.

Step Two: Complete Your Due Diligence

This is the time to complete the investigations and inspections appropriate for your transaction.

Depending on the property, that may include reviewing the physical condition, title, property documentation, condominium information, permits, boundaries, insurance requirements, and other relevant matters.

Your real estate team should help coordinate the process and keep you informed about what needs attention.

Step Three: Financing and Appraisal

If you are obtaining a mortgage, your lender will continue working through its approval process.

Additional documentation may be requested.

An appraisal may be completed.

The lender may also have specific conditions that must be satisfied before final approval.

Responding quickly to lender requests can help prevent unnecessary delays.

Step Four: Review the Numbers

As closing approaches, make sure you understand the financial side of the transaction.

  • Other transaction expenses

Your lender and closing professionals should provide the appropriate documentation for your transaction.

Review everything carefully.

Step Five: Final Walk-Through

Before closing, buyers commonly have an opportunity to conduct a final walk-through.

This is not the time to discover that you forgot what the property looked like.

The purpose is to confirm that the property is in the expected condition and that agreed-upon items or repairs have been addressed as applicable.

Look at the property carefully.

Make sure the condition is consistent with your expectations and the terms of your agreement.

Step Six: Closing

Closing is where the transaction is finalized.

Documents are executed, funds are handled, and the legal transfer process proceeds according to the requirements of the transaction.

Puerto Rico real estate transactions can involve attorneys and other professionals whose roles are important to completing the transaction properly.

Your real estate team helps keep communication moving between the parties and makes sure you understand what is happening at each stage.

Then Comes the Best Part: The Keys

After the transaction has been properly completed and the applicable requirements have been satisfied, you can finally begin the next chapter.

For some buyers, that means moving into their first home.
